7月安慶市二手房市場(chǎng)價(jià)格(此次分析報告價(jià)格均為毛坯狀態(tài)下

安慶市7月份二手房均價(jià)為5811/㎡,環(huán)比6月份均價(jià)5588/㎡上漲了6.8%,具體的分區情況詳見(jiàn)下表:

術(shù)語(yǔ)解釋?zhuān)憾址渴袌?chǎng)均價(jià)—是根據專(zhuān)業(yè)房地產(chǎn)估價(jià)師的估價(jià)意見(jiàn),結合中信評估V估價(jià)系統對安慶市二手房市場(chǎng)的全過(guò)程監測,采用定基定權重的方式計算得出。

7月促使二手房?jì)r(jià)格上漲主要因素為棚戶(hù)區改造政策及2017新修訂的《安慶市市區房屋征收房票安置辦法》的影響:

一、房票安置安置辦法的修訂

名詞解釋?zhuān)?/SPAN>2017新修訂的房票安置是指征收人比照原地或者就近建設安置房實(shí)行產(chǎn)權調換的政策,將應安置的房屋轉化為貨幣,以房票形式出具給被征收人,由被征收人自行向參與房票結算的房地產(chǎn)開(kāi)發(fā)企業(yè)或個(gè)人購買(mǎi)商品住房或二手住房用于房屋征收安置。房票是征收人給予被征收人購買(mǎi)安置房屋的資金憑證。

相較原房票安置辦法,新修訂的辦法增加、修改了以下內容:

1、二手住房納入使用范圍

2、房源準入年限由兩年提至三年

3、延長(cháng)過(guò)渡期及房票有效期(房票使用有效期也從以前的6個(gè)月延長(cháng)到9個(gè)月)

4、房票余額支付提前到購房首付時(shí)

5、增加房源穩定房?jì)r(jià)調整房票資金結算比例

新修訂的辦法從五大方面促進(jìn)了房票的使用,極大的促進(jìn)了市場(chǎng)需求,對房?jì)r(jià)影響較大。

二、棚改7月份安慶市棚改項目全面啟動(dòng)簽約

2017年市區棚戶(hù)區改造項目共有27個(gè),涉及11729戶(hù),總面積達250.8萬(wàn)平方米,投資估算為112.01億元。27個(gè)棚戶(hù)區改造項目分布在迎江區、大觀(guān)區、宜秀區、經(jīng)開(kāi)區及高新區。其中,迎江區10個(gè),大觀(guān)區共有9個(gè),宜秀區共有4個(gè),經(jīng)濟技術(shù)開(kāi)發(fā)區共有3個(gè)項目,高新區棚改項目有1個(gè)。

7月以來(lái)聲勢浩大的棚戶(hù)區改造征遷“大戲”正在安慶市區全面展開(kāi),各區如火如荼全身心投入棚改任務(wù)

7月是棚改開(kāi)始簽約的時(shí)間,是棚改的攻堅月,各區簽約紛紛開(kāi)出房票,此舉極大的促進(jìn)了二手房市場(chǎng)的交易。

三、此次棚改補償方案對房票的獎勵措施更是進(jìn)一步了促進(jìn)房票的使用,進(jìn)而帶動(dòng)二手房的7月房?jì)r(jià)上揚。

一、迎江區

詳情分析:

迎江區7月均價(jià)為6085/

2017年迎江區共10個(gè)棚改項目,其中華中西路北三巷周邊地塊棚改項目、大南門(mén)片區棚改項目、世太史第周邊地塊棚改項目、安慶市水系綜合治理(迎江區)棚改項目、荔塘湖周邊片區棚改項目等5個(gè)項目正在簽約、部分已完成簽約及房票發(fā)放,特別是華中路、人民路周邊的二手房?jì)r(jià)格聞風(fēng)上漲,漲幅較大;另外受此次房票鼓勵被征收人到東部新城購房政策的影響,東部新城區域二手房?jì)r(jià)格漲幅尤為明顯,連地段較為偏遠的碧桂園小區,房產(chǎn)中介報價(jià)毛坯房都已漲至6000/㎡以上,精裝修更超7000/㎡。

 

 

 


二、大觀(guān)區

由于大觀(guān)區主要靠近石化廠(chǎng)、部分區域是安慶市名校集中區,靠近石化區域均價(jià)約4500/㎡,而學(xué)區房?jì)r(jià)格最高報價(jià)接近10000/㎡,故大觀(guān)區房?jì)r(jià)價(jià)差較大。因2017年大觀(guān)區共9個(gè)棚改項目,其中大觀(guān)區城市危房項目(涉及玉琳路街道、德寬路街道、龍山路街道、菱湖街道)項目的全面簽約,對周邊房?jì)r(jià)影響較大;以及新的一學(xué)期即將開(kāi)學(xué),市場(chǎng)上對學(xué)區房的需求較多,進(jìn)一步刺激房地產(chǎn)價(jià)格上漲。

 

 

三、宜秀區

房?jì)r(jià)分析:

此次宜秀區7月二手房均價(jià)為5967/

宜秀區主要分為經(jīng)濟技術(shù)開(kāi)發(fā)區、大龍山以及大橋開(kāi)發(fā)區三大塊,其中經(jīng)濟技術(shù)開(kāi)發(fā)區為已建成區,區域內多半為原建區時(shí)的安置房,受小區配套、物業(yè)等的影響,該區域價(jià)格波動(dòng)較;大龍山為新型的北部新城,受政府政策影響,近兩年來(lái)該區域房?jì)r(jià)漲幅較大,漲幅超過(guò)70%,7月相對于6月而言,價(jià)格基本維持不變;大橋開(kāi)發(fā)區,屬于政府房票安置鼓勵區域,受七月政策影響,7月房?jì)r(jià)呈現上升趨勢。
